In this project, we designed a planning and architectural concept of the village, and developed a series of houses and public areas. Together with the client, we took part in elaborating the final product, brand platform and development strategy.
For the investors, Mirontsevo is the first suburban real estate development project. It was crucial every participant on the team took an entrepreneurial point of view: to feel in the place of people with an active life position, for whom Mirontsevo is designed.
Advantages of the site
At the very beginning we carried out a profound site analysis: history of the place, urban planning & transport, GIS analysis; we compared and identified the characteristics of our competitors, compiled potential buyers’ portraits.
The location is a picturesque natural site by the Istra Reservoir. An Eco Path near the waterline leads to the beach with untouched century-old pines. There are many large trees on the territory and we are preserving them: the planned plots will be offered with existing birches, aspens & poplars.
Mirontsevo is designed as a community for the active and successful, rather than a simple village. We developed the “Green Circle” idea to boost neighbours’ interaction: a public area formed as an enclosed circle with several branches. The continuous walking route starts from the Entry Group with a bridge and the Meeting Square with an art piece — the first area that a visitor faces. The Circle reaches out to the water with a barbeque area and a small marina, merging with the Eco Path along the Istra Reservoir.
We designed 7 sizes of the house in 5 finishes: the overall natural theme of the village remains, while the development forms its own diverse identity. All of the units have a terrace, the middle-sized top-up with an additional balcony. The finishing is of natural materials exclusively, according to the Village’s subject: conscious consumption and respect for the environment.

To develop a fundamentally new type of product in suburban real estate was an exciting challenge. The market today seems conservative or even archaic; on the contrary, for us it was important to offer the customers something else beyond the square meters of the housing. We are promoting a new format of life, creating a community and conveying our values: work-life balance, family, well-being, respect for each other, active lifestyle in nature. We’re not building high-blind fences, we’re creating a permeable environment!
